See all industriesCustom real estate software for property managers, agencies, developers and building managers. We build the systems you run on, from listings and leases to unit sales, handover and strata fees. Built around how you work, and yours to keep or sell.

The problem, and the fix
Each problem sits next to the systems we build to fix it.
You rent a property system built for everyone. You ask for a feature your team needs, and the vendor says no. So staff work around it.
What we build
Units, owners, tenants and leases in one place, built around how your agency rents and sells.
Lease terms, renewals and rent reviews in one view, with reminders before each date comes up.
Tenants pay rent online and get a receipt. You see who is late at a glance.
Owners see their statements. Tenants pay rent and report repairs from their phone.
Unit lists go out by spreadsheet and chat. Enquiries sit in inboxes. Staff re-type the same details, and two agents can book one unit.
What we build
Every agent and agency sees the same unit list. A booked unit is locked, so no one else can take it.
Agents register buyers, track each sale and see their commission, worked out from your own split rules.
A CRM (one record of every customer) that logs each enquiry, assigns an agent and tracks every viewing.
Change a property's price or status once. Your website and your system both show it.
Inspections, signed agreements and defect lists are done on paper or in chat groups. Then someone types it all up back at the office.
What we build
Agents photograph every room and collect signatures on site, even without wifi. It syncs once they are back online.
Tenants report repairs with photos. You assign a contractor and track each job until it is closed.
Buyers report defects by unit and room. Contractors see their own list, and each fix is signed off.
Buyers book a key collection slot online. Staff check documents and payments before the keys go out.
Some buildings still register visitors in a paper logbook. Unpaid fees strain the management body's budget. Answering an owner's question means digging through records.
What we build
Bill maintenance fees and the sinking fund (savings for major repairs). Send reminders and see who owes what.
Residents read notices, book facilities and pay fees from one app on their phone.
Visitors register before they arrive. Guards check each pass at the gate and see who is inside.
Occupancy, collections and open repairs at a glance, with AI built in to answer questions in plain words.
Sell it as SaaS
Some property businesses build a system for themselves, then see that other agencies or building managers need it too. Built for that from the start, it becomes SaaS: software other companies pay to use.
Many agencies or building managers use the same system. Each one sees only its own properties and data.
Charge per unit managed, per building, or a monthly fee per company.
Selling software means billing, setting up new customers and supporting them. We build the billing and setup into the system.
You own 100% of the source code, so the product and what it earns are yours.
FAQ
Can the system stop two agencies booking the same unit at a launch?
Yes. We build a live unit list that every agent and agency sees. When one agent books a unit, it locks for everyone else. It stays locked until your sales team confirms or releases it.
Can agents do move-in and move-out inspections with no wifi?
Yes. We build inspection apps that work offline. Agents photograph each room, note its condition and collect signatures on site. The report syncs to your system once the phone is back online.
Can home buyers report defects by unit after key handover?
Yes. We build defect apps for the defect liability period (DLP). That is the time after key handover when defects get fixed. Buyers log each defect by unit and room, with photos. Contractors see their own list, and each fix is signed off.
Can agents see their commission on co-broke sales?
Yes. We build commission rules from your own splits, including co-broke sales. A co-broke is one deal shared by two agencies. Each agent sees what they earn on every sale, and your finance team sees what to pay out.
Can strata billing keep maintenance fees and the sinking fund apart?
Yes. We build strata billing that keeps maintenance fees and the sinking fund (savings for major repairs) apart. In Peninsular Malaysia, the Strata Management Act 2013 tells a joint management body to keep separate accounts. Your lawyer confirms the details.
Can the system keep trust account records for agents in New South Wales?
Yes. We build rent and deposit records that track each client’s money in and out. Under the Property and Stock Agents Act 2002, New South Wales agents must hold clients’ funds in trust accounts. Those accounts are audited every year.
